Fire protection

Sprinkler and standpipe

Annual test, quarterly valve and gauge checks, repairs on wet and dry systems.

NFPA 25

What it does. A concealed or exposed head fed from the riser, so water reaches a fire on heat alone, nobody has to be home.

How often. Annual test to NFPA 25, quarterly valve and gauge checks, monthly confirmation the control valve is open and supervised.

What we find. Corroded piping, closed valves, gauges long past due, and heads painted or obstructed.

Fire alarm

Every device tested once a year, with deficiency repairs and device replacement.

CAN/ULC-S536

What it does. Smoke and heat detectors signal the panel, which sounds horns and strobes and calls the monitoring station.

How often. Every device and the panel tested annually to CAN/ULC-S536, with monthly panel checks by staff.

What we find. Panels left in trouble, devices past their replacement age, and monitoring accounts nobody transferred.

Fire alarm control panels

Repair, replacement and new installs, including panels nobody else will touch.

CAN/ULC-S524

What it does. The panel that reads every device and decides what the building does next, horns, strobes, hold-open doors, the call to monitoring.

How often. Checked with the annual device inspection, and repaired or replaced the same visit when it is the panel at fault.

What we find. Zones nobody remapped after a fit-out, outdated firmware, and units no other contractor will service.

Backflow assemblies

Yearly test that keeps sprinkler water out of the city main, report filed for you.

CSA B64.10

What it does. A check assembly on the sprinkler supply that stops water in the system from siphoning back into the city main.

How often. Tested yearly to CSA B64.10 by a certified tester, with the result filed with the city for you.

What we find. Assemblies that have never been tested, seized test cocks, and paperwork nobody kept.

Emergency lighting and exit signs

Annual full-duration battery test, with lamps and batteries replaced on the spot.

BC Fire Code

What it does. Battery heads and signs that switch on the moment the power fails, lighting the route to the door.

How often. Monthly function check, and a full-duration battery test every year to the BC Fire Code.

What we find. Dead batteries, burnt lamps, and signs wired to the lighting circuit instead of a protected one.

Fire extinguishers

Annual service and tag, six-year teardown, twelve-year hydro test, free loaners.

NFPA 10

What it does. A first response to a small fire, one sweep at the base and it is out before anything else has to work.

How often. Annual service and tag, a six-year teardown, a twelve-year hydrostatic test, all to NFPA 10.

What we find. Missing tags, discharged units, and cabinets blocked by whatever was easiest to put in front of them.

Electrical

An electrical breaker panel serviced by NGE

Electrical panel upgrades

Service upgrades to 400 amps and panel replacements for commercial buildings, with permits and inspection handled.

Licensed electrical contractor

What it does. Replaces an aging or undersized service panel with one rated for what the building actually draws.

How often. A one-time upgrade, permitted and inspected, usually planned around a renovation or a new load.

What we find. Double-tapped breakers, recalled panel models still in service, and capacity already spoken for before anything new is added.

Residential panel upgrades

100 amp to 200 amp, and up to 400 amps where the service allows, with the capacity for what you plug in next.

BC Electrical Code

What it does. Moves a suite or house from 100 amp to 200 amp, and up to 400 amps where the supply allows, with a new panel sized for it.

How often. A one-time job, usually triggered by an EV charger, a heat pump, or a panel that keeps tripping.

What we find. Panels already full, and grounding that was never brought up to code.

EV chargers

Home and parkade installs, load calculations, and the wiring back to the panel.

Section 86

What it does. A dedicated circuit and charger, sized against a load calculation so it does not overload the rest of the panel.

How often. Installed once, in a home or a parkade, with the wiring run back to the panel.

What we find. Chargers plugged into a shared circuit with no load calculation ever done.

Troubleshooting and repairs

Dead outlets, lighting, equipment connections and the faults that keep coming back.

24 hour call out

What it does. Finds and fixes the fault, a dead outlet, a flickering light, equipment that keeps tripping the same breaker.

How often. On call, 24 hours, for whatever is not working today.

What we find. The same fault patched more than once, never actually traced back to its source.

CCTV

Camera placement, recorder replacement, wiring and remote viewing.

Install and service

What it does. Cameras placed to cover entries and common areas, recorded and viewable remotely.

How often. Installed once, serviced when a camera or recorder fails.

What we find. Recorders full and no longer saving, and cameras still aimed at a wall since the last renovation.
